Because of the difficulties that have been experienced with Colorado River Landscaping, the Board decided to solicite bids from other contractors for performing the landscape work within the complex. Bids were received from A Plus Yard Service and Yardsmith LLC for $1,100 and $1,330 respectively. Because of its poor condition, special attention was given to enhancing the appearance of the South bank area. After reviewing all of the variables, it was decided to award the bid to A Plus Yard Service for a one-year term.
Effective May 18, 2016 Suddenlink Communcations will launch its new High Definition Digital Conversion (HDDC) to Bullhead City, which will enhance the video quality being viewed on your TV's. As a customer of Suddenlink Communications, this upgrade in service will also be available to all the units within our complex. In order to receive HDDC a new adapter will need to be added to each of your TV's, which includes a new remote control. Each unit will be limited to two adapters, but additional adapters may be obtained from Sunddenlink for a small charge. Please consult with the Office (Helen Najdzin) for the details of this conversion process.
In order to receive the lowest cost available to our owners, the Association has established a special "Bulk Communication Services and Access Agreement" with Suddenlink Communications, which provides TV service to 109 units within the complex at a very competitive price. As such, this cost of service is contained within your monthly HOA fees.
After more than 25 years of service the Upper Pool Area has been refurbished. The primary work involved (1) removing the old plaster and applying new plaster within the pool, (2) replacing the tile around the perimeter of the pool and (3) refurbishing the "cool deck" (repaired cracks, retextured and restained surface). The work was performed by National Construction and Development Inc. of Bullhead City at a contracted price of $25,156. It was agreed that a new contract needed to be negotiated with another contractor as the service from Colorado River Landscaping has been less than desirable.
It was decided that the painting of Bulding 4 should be delayed until 2017 in order to stay within the Association's budget, as a major expense has already been incurred with the refurbishing of the upper pool.
After considerable delay, a bid has finally been received for enhancing the security surveillance for the complex. This work will include installing additional cameras at the entry gate and the Clubhouse.
A discussion was held on feasibility of improving the appearance of the Building 2 site. As such, it was agreed that the first step should be to consult with the City of Bullhead to determine their requirements and ascertain whether such a project could be undertaken (i.e. need for permit, environmental concerns, etc.).
Approval was obtained for revising the Rules and Regulations, which included minor changes to paragraphs 3.1 and 4.1. Please refer to these rules on the website for details.
Since the Suddenlink (TV service provider) contract was up for renewal, the Board voted to appprove the contract for another three years. Under this contract the Association is able to get a bulk rate for service, which reduces the cost to the owners.
In February the Association created a new website to replace the Association's blog, which was operated by Goggle. This change was considered necessary, since the users of the blog were plagued by external distractions on a regular basis. To develop the website a company called iBuilt (www.iBuilt.net) is being used to provide the platform and support, which allows the pages for speciific topics to be developed (i.e. meeting minutes, Association documents, contacts, etc.). We trust that this website will be a helpful resource in securing information about the operation of the Association. The cost for this service is $19.95 per month. Additionally, a $25 annual fee is required to maintain our registration on the internet.
At the Annual Member's Meeting held on Saturday, January 16, 2016, the 2016 Budget was approved by votes cast from owners in attendance and absentee ballots previously submitted. The total amount will be $240,000 which is the same amount as the 2015 Budget. As such, the monthly HOA fees will remain the same. When viewing the Budget, you'll note that it's proposed to spend $10,296 for Capital Improvements and $24,000 is planned to be deposited into the Reserve Fund. Because of the size of expenditure, only one project is planned for 2016, which involves upgrading the upper pool and associated deck. During 2015 the total income was $246,071 while the total expenses were $236,221 (includes funds for Reserve Fund and capital improvement projects), whcih resulted in the budget being under spent by $9,940 or 4%.
The Riverview Bluffs Condominiums is located high on the bluffs of Bullhead City, Arizona, overlooking the Colorado River with the casinos of Laughlin, Nevada in the background. Our community has 108 units and is protected with a security entry system. This complex was constructed in the early 1990"s and provides a great place for Desert Living.
